We purchased R5 2.18.09. 
Filed the Settlement Statement with the City of St. Louis in May '09. 
Had the RTO Tenant by June 1, 09. 
Bank finally got around to doing the appraisal (-s) by September 29, 2009 {they have to do 2 appraisals now thanks to everyone who didn't/doesn't think God need-(ed, s) to be God}.  The property is free and clear but we want to get our money back out for what it cost to rehab and so......

After months of...whatever you want to call it... we are approved for the loan but am told by banker that underwriters see an open "deed of trust" and to have me call the Title Company to get a release that must also show as being "recorded" so no liens show up on the property.  But the Title Co. paid all associated mortgages so they cannot make any other offices file or "record" because that's out of their hands.
 
12/2/09 12:54pm Title Company calls banker to find out what banker wants?  After leaving messages, banker doesn't call back title company.

12/4/09 12:03pm  Title Co. tells me title is clear, faxes home owner's policy, even has a copy of the Hud statement to prove they paid off lender from what the precious owners owed, and feels the banker probably didn't do something on that end but is trying to pass the buck to make it look like the Title Co. didn't do something...   12:09pm i call banker who didn't answer so left the message saying all of this and to please call back.  1:54pm there are 2 consecutive calls that each rang only twice then cut off before i could answer my cell phone, so called back number, it's the bank but an automated voice.  Called the bankers personal line at 2:03pm where am told yes the title is clear, and will hear from the underwriters by Monday or Tuesday (even though we are already approved), and that the Title Co. must not have gotten the message she left (about title being clear) (really hard to believe that part). 

Mike called banker Mon 7th-Wed 9th, no answer, no return messages from banker.

12/10/09 Called banker and "OUT" of the Blue (ironically) the banker is waiting to hear back from the Title Co.  What?  We alreay dealth with that part so i reminded banker of the conversation we had about the clear title but banker interrupted to say she ordered a new title just in case anything was missed, that she is using a company "she" cares about, because you know how you can go online to make up a company... i couldn't believe what i was hearing!  The banker said they have a relationship with someone they trust.  Nebco?  or Nesco?  It sounded something like that and she thinks that she told me this and that it would take 5 days to hear about the title and the 5th day was tomorrow so she had to give them the five days... so i told the banker that this was the first time i've ever heard of a new title company being involved, and of course after the horse spoke from it's own mouth, why would i think this, when the title was declared clear and supposedly the message was left with "my" Title Company.  So i asked what would happen after hearing back from "their" title company since i was sure it would be clear and was then told it would go back to underwriting... which was said before after knowing the title is a clear title, and we are already approved... so the game is?  hmm?  But i decided to play along so after getting off phone with the banker had called "my" title company and found out that Tycor is one of the larger underwriters whom they are licensed with and they have their own Hud, so the banker is being ridiculous, and "my" title company apologized for all the trouble i'm having and wished me luck.  So that's why i got online to research Tycor and Neb-Nes(co).  And what i know is God is still in charge and none of this really matters!  !.
